Description

475± Acres WOLF POINT RANCH, Jackson County

Port Lavaca, Texas 77979

Description:  Wolf Point Golf Course is situated among 475± pristine acres and could be considered one of the most exclusive private clubs ever built as there is only one owner, no members, and fewer than 200 people have ever played the impressive course. Dubbed the “St. Andrews of Texas”, Wolf Point is absolutely one of a kind and considered by many as one of the top 100 courses in the United States!

The value lies not only in the course, but also in the infrastructure brought to the course. Other than the quaint clubhouse and stunning main house sitting atop a hill overlooking the course, Wolf Point is largely indistinguishable from its surroundings and boasts some of the highest forms of architecture and maintenance in that the course melds with nature and vice versa. From irrigation to grass selections, there wasn’t a single item that wasn’t questioned for efficiency, resulting in an incredibly low-maintenance course compared to other courses of this caliber. One must see Wolf Point in person to truly appreciate its unique qualities and endless possibilities.

“Wolf Point is a living, breathing case study for how golf should be built in this day and age. Astounding, one of the greatest courses I have ever seen.”  - Adam Lawrence, Golf Architecture

“The best set of greens in Texas!” - Tom Doak, World-renowned golf course architect

IMPROVEMENTS

Main House. A uniquely modern 7,200± sf main house sits atop a hill overlooking the course. No expense was spared on the construction assuring that it will withstand the harsh gulf coast winds for years to come. Vaulted wood ceilings with exposed beams combine with floor to ceiling glass windows and doors to seamlessly capture the serene landscape and endless views. Rich materials in a gourmet commercial-grade kitchen include stainless steel, glass tile and architectural lighting, adding more luxury and options for entertaining.

Clubhouse. A quaint 2,000± sf clubhouse is situated at the back of the course and offers a perfect spot to enjoy a cold beverage on the porch after a round of golf.

Two large maintenance sheds and a cart house provide ample storage for all of the maintenance equipment and golf carts which convey with the course. (Contact broker for a detailed list of maintenance items).

Utilities: Three phase power with abundant power and 4 transformers along with fiber optic lines have been installed to support the course and any potential future development plans.

Water: A large irrigation well, with 75 HP submersible pump, provides water to the 12±-acre lake situated in the middle of the course, which feeds the course’s irrigation system. The lake was also designed to capture rainwater, so the well is seldom used during average rainfall years. The irrigation system, weather station, and pump station are integrated into a central control system, which is state of the art and interfaces with any device connected to the internet. 3 other smaller water wells with 5 HP pumps service the course’s improvements.

Taxes: See Broker

Additional Details: There are several hundred acres surrounding the course that could potentially be developed or left as native habitat. Nearby Carancahua & Vaes Bays offer great fishing and duck hunting.

Location: Wolf Point is conveniently located 2.5± hours from both San Antonio and Austin, and only 1.5± hours from Houston. Located minutes northeast of the city of Port Lavaca, it is a short drive from Rockport or Port Aransas.

Airport: Adjoining the property is a 5,000± foot paved runway which is owned by the seller and easily accommodates business jets; access may be provided at the owner’s discretion.

***Wolf Point Ranch made it through Hurricane Harvey largely unscathed. Amazingly, the course's improvements never lost power and withstood the Category 4 winds!***
